The Air Conditioner filter should ideally be cleaned every six months for best results. Cleaning the Air Conditioner filter will result in the unit running more efficiently, will result in less ware-and-tear being inflicted on the unit and you will consume less power. To access the filter, rotate the screw with your fingers and the filter cage will pivot down. The filter will slide out of the cage. The filter should be cleaned using a vacuum cleaner to remove dust from the side that was facing down. When reinstalling the filter into the cage, it is important that the side that was facing down continues to face down (i.e., do not reverse the filter, as this could cause damage to the fans). |

Within the South Tower and some of the North Tower apartments, the compressor and heat exchanger unit is located on your balcony area. Please ensure that you keep the air conditioner fans free of obstacles otherwise you will pay for it in additional electricity usage due to the poor air circulation around the heat exchangers. For some apartments in the North Tower the compressor and heat exchanger is located on the North Tower roof, see picture. Also be aware that if you have multiple control units you will have multiple compressor and heat exchanges located on the roof. Your air conditioner service representative will need to contact the Caretaker to gain access. The Management Committee, have noted that the Dakin air conditioners, installed in our apartments, have common parts that have failed on a number of air conditioning units (i.e., the Start Capacitor and the Soft Start unit). This appears to be a 'design feature' and knowing this could save you time when you call-out a repair person. |
